Schluter Home Additions & ADU: The Pasadena Owner’s Guide
A Schluter home addition or ADU in Pasadena typically runs $45,000 to $130,000 when we handle the full build, and that includes Schluter waterproofing systems where they matter most: shower pans, balcony decks, and any wet area in the new square footage. We stock Schluter-compatible profiles, Kerdi membrane, Ditra underlayment, and edge trims on our trucks for most standard sizes, so we’re not waiting on a distributor when your project is mid-framing. Most Pasadena homeowners don’t discover a Schluter part “failed” in an addition. They discover it during the planning phase, when an existing addition built without proper waterproofing starts showing water damage at the seams, or when they’re adding an ADU and want the shower done correctly the first time.
We’re an independent contractor in Pasadena. We’re not a Schluter dealer and we don’t pretend to be. What we are is a crew that has installed enough Schluter products in enough Pasadena additions and ADUs to know exactly which profile goes where, what fails when someone skips a step, and how to fix it without tearing out perfectly good tile.
If you have a failed Schluter edge trim, a leaking Kerdi seam, or a Ditra membrane that’s lifting, call us at (626) 657-5396 for a free estimate. Luca Romano has been working Pasadena homes long enough to know which problems are patchable and which ones need a redo. “The work tells you everything. You just have to know how to listen to it.”
Which Schluter Models This Applies To

Schluter doesn’t make “home additions” as a product line. They make the waterproofing and transition systems that go inside additions and ADUs. That matters because the failure points are always the same: the Kerdi membrane at the pan-to-wall transition, the Kerdi-Band seam where it meets the drain flange, the Ditra underlayment lifting at the edges, or a profile that was set too proud or too shallow against the tile.
In Pasadena ADUs and additions, the products we see most are Kerdi shower kits, Ditra uncoupling membranes under tile floors, and the Schluter edge profiles: Schiene, Jolly, Rondec, and Quadec. Each has a specific height range matched to tile thickness. Jolly runs 1/4″ to 1/2″. Quadec goes up to 5/8″. Rondec handles the same range with a rounded reveal. If the wrong height was installed during the original build, the profile edge catches every heel that walks past it, and that’s your failure point.
The compatibility gotcha with Schluter: their thin-set requirements are specific, and using the wrong mortar voids the warranty. Schluter calls for unmodified thin-set between Ditra and the subfloor, and between large-format tile and Ditra. In Pasadena’s dry climate, modified thin-set can cure unevenly, which is exactly how you end up with hollow-sounding tile and lifted edges. If your addition has tile that rings hollow near the Schluter transition strips, the problem is almost always the mortar choice, not the Schluter product. We stock OEM Schluter parts and quality aftermarket equivalents for profiles, but we will not substitute off-brand membrane in a wet area. The risk-reward doesn’t pencil out for an ADU shower that gets daily use.
Related brands we also work with: KraftMaid cabinetry, Cambria countertops, and Silestone surfaces. Different parts of the job, same level of attention.

Signs Your Schluter Home Additions & ADU Is Failing
- Water staining on the ceiling below a second-floor shower or balcony. This means the Kerdi seam at the pan-to-wall transition was not overlapped the full 2 inches, or the Kerdi-Band was applied without enough thin-set. Water finds that path every time.
- Tile that sounds hollow when tapped near an edge profile or transition. The Ditra membrane has delaminated from the substrate, usually because the thin-set was too dry when the membrane went down. In Pasadena’s low-humidity summers, that happens faster than people expect.
- Cracked grout running in a straight line along the floor-to-wall joint. That’s a movement joint that was grouted instead of caulked, or the Schluter Dilex movement profile was skipped entirely. The crack will come back until the joint is rebuilt correctly.
- A Schluter edge profile that’s bent, peeling, or catching feet at the shower threshold. This is a profile installed without the anchoring legs fully embedded, or one that took a hit from a ladder during the original build. It’s cosmetic until it isn’t: a lifting profile becomes a tripping hazard fast.
- Musty smell in an ADU bathroom that won’t go away after ventilation runs. Water is trapped behind the tile because the waterproofing wasn’t continuous. Schluter’s system works only if every seam, corner, and penetration is sealed. One skipped corner in a niche is enough.

AfterReplacement Cost & What’s Included

For Schluter-specific repair work inside a Pasadena home addition or ADU, you’re looking at $800 to $5,000 for most waterproofing or profile fixes, depending on whether we’re pulling tile to access the membrane. For a full Schluter waterproofed bathroom inside a new addition, figure $9,000 to $28,000 as part of the larger project. The lead range on this page is $45,000 to $130,000 for the full home addition, and $90,000 to $220,000 for an ADU built with Schluter systems from the start.
What drives the cost in Pasadena: access (a second-story shower repair costs more than a slab-on-grade ADU), whether we’re doing targeted membrane repair or full waterproofing, and whether your existing tile is still available for matching. California’s Title 24 energy requirements also add cost to any addition or ADU. You’ll get the written price before we start, and every line item is spelled out. No change orders, no surprise invoice at the end. That’s the Sawyer Remodel Pasadena way, and it’s backed by our 365-Day Done Right Promise: if it’s not done right, we make it right.
DIY or Call Us?
Schluter repair is not a weekend project. The membrane work is fussy: thin-set consistency, overlap minimums, cure times, and corner detailing all have to be exact. If water is involved, a bad DIY patch hides the leak until the framing rots. We have seen Pasadena additions where a homeowner “fixed” a shower pan seam with silicone and closed the wall back up. Six months later: mold, swollen baseboards, and a far bigger bill than the original repair would have been.
What you can safely check: look for cracked grout at floor-to-wall joints, inspect visible edge profiles for lifting or bending, and run your hand along Ditra edges that are exposed during any remodel prep. If you find an issue, call (626) 657-5396 for a free estimate. We’ll tell you straight whether it’s a patch or a pull-and-redo. No phone tag, no four-hour wait windows. A live person answers when you call.
FAQs

Schluter’s products are designed to last the life of the structure when installed correctly, which in practical terms means 20-plus years of daily use without failure. The weak points are always the installer’s choices: wrong thin-set, skipped overlap, grout in movement joints. In Pasadena’s climate, done right, you’ll replace tile long before you replace the waterproofing. Call (626) 657-5396 and we’ll give you an honest assessment of what you have.
It depends on where the leak is. A single failed seam can sometimes be cut back, re-bonded, and flood-tested without tearing out the whole pan. A bottom-of-pan leak at the drain flange is usually a full pan replacement. Either way, we’ll tell you the truth after we open it up and look. Estimates are free.
A targeted profile replacement or single-seam fix is usually done in one day. A full Kerdi pan replacement in an existing shower runs three to five days because the thin-set needs proper cure time between steps. Rushing the cure is how these failures happen in the first place, and we don’t rush.
We stock standard Schluter profiles, Kerdi-Band, Ditra, and Kerdi corners on our trucks, along with the matching thin-sets. Non-standard sizes or specialty profiles get ordered, usually two to three business days out. Call (626) 657-5396 and we’ll tell you exactly what we have and what we’d need to order.
