PGT Home Additions & ADU: The Pasadena Owner’s Guide

PGT home additions and ADU projects in Pasadena typically run $45,000 to $130,000 installed, depending on square footage, foundation work, and whether you’re adding to the main structure or building a detached accessory dwelling unit. We plan, permit, and build these projects from the first stake-out to the final inspection, and we’ll put that price in writing before a single tool comes off the truck.

Most Pasadena homeowners come to us after months of frustration: a growing family in a two-bedroom bungalow, aging parents who need a ground-floor suite, or a rental ADU that penciled out on paper but stalled because nobody explained the setback requirements or the sewer lateral costs. The part that “fails” here isn’t a hinge or a spring. It’s the plan. And that’s exactly what we fix first.

Which PGT Models This Applies To

PGT is best known for impact-rated windows and doors, and if your Pasadena home already has PGT products, your addition or ADU should match them, not fight them. The two lines we see most often in Pasadena are PGT WinGuard and PGT PremierVue. WinGuard is the impact-rated aluminum line, common on homes built or retrofitted after wildfire and wind code changes. PremierVue is the vinyl line with wider sightlines, popular on mid-century and ranch additions where the view matters more than the rating.

Here’s the compatibility gotcha: PGT products are engineered to specific rough-opening sizes and structural load ratings. You can’t drop a PremierVue window into a WinGuard rough opening and call it done. The nailing fins, jamb depth, and anchor clips differ. When we plan a Pasadena addition around existing PGT products, we pull the original product labels or order history before we frame anything. If the labels are gone, we measure the glass pack and check the corner spacer stamp. That tells us exactly what we’re matching.

Also worth knowing: Sawyer Remodel Pasadena is an independent general contractor. We’re not affiliated with PGT, but we work with their products every week and source directly from authorized suppliers in the San Gabriel Valley, so you get the real product with the manufacturer warranty intact.

Signs Your PGT Home Additions & ADU Is Failing

  • Condensation between the panes on your PGT windows. That’s a failed seal in the insulated glass unit. In Pasadena’s dry summers it’s cosmetic; come winter the fog never fully clears, and the argon or krypton fill is gone. The window still works, but it’s lost its thermal performance.
  • Hard-to-operate sliding doors on the addition. Rollers wear out, and when they do, the door drags on the track. On PGT WinGuard doors, which are heavy by design, a bad roller makes the door feel twice its weight. Forcing it damages the track, and track replacement costs more than the roller ever would have.
  • Water staining at the head or sill of a PGT window or door. This usually traces back to the rough-opening flashing, not the PGT product itself. But on a wood-framed Pasadena addition, that water gets behind the stucco or siding and starts working on the framing. You’ll see it as a soft, chalky line first.
  • Cracking or gapping where the addition meets the original house. Pasadena sits on a mix of alluvial soil and older foundations. Differential settling is common, even on well-built additions. The joint between old and new is where it shows up first: drywall cracks, a door that starts sticking, a floor transition that wasn’t uneven last spring.
  • Wind whistling through a closed PGT impact window. Impact windows seal tight when they’re installed right. Air movement means a weatherstrip is compressed, a sash is out of square, or the install itself had gaps. On a newer PGT unit, that’s an installation issue, not a product failure, and it’s fixable without replacing the window.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

For a full home addition in Pasadena, expect $45,000 to $130,000. That’s the honest range for a permitted, code-compliant addition with foundation, framing, roofing, electrical, plumbing, drywall, paint, and matching PGT windows and doors. A detached ADU runs $90,000 to $220,000, because you’re building a second set of everything: separate sewer lateral, separate electrical panel, separate address, separate foundation. Garage conversions are the more accessible middle ground at $30,000 to $80,000, though Pasadena’s parking requirements can make or break that route.

What drives the price: square footage, site access, soil conditions, and whether you’re matching PGT impact products or starting fresh. Pasadena’s older hillside lots often mean pier-and-grade-beam foundations instead of slab-on-grade, and that’s a real cost difference. Every line item is in the written estimate. You approve the price before we start, and the number on the final invoice is the number you approved. No change orders because we missed something on the walkthrough.

All work carries our 365-Day Done Right Promise. If it’s not done right, we make it right, in writing, for a full year after the project closes.

DIY or Call Us?

You can handle the detective work: check your PGT labels, note which windows fog, mark where the addition meets the original house, and take photos. That information makes your estimate faster and more accurate. You can also pull your original plans or permit records if you have them.

What you shouldn’t do is start opening walls or moving door frames on a PGT-tied addition. Impact-rated window and door installs have structural anchoring requirements, and a wrong move on load-bearing framing turns a $2,000 fix into a $20,000 repair. That’s not scare talk. We’ve rebuilt additions in Bungalow Heaven where a well-meaning owner took a Sawzall to a header because a YouTube video said it was fine. The work tells you everything, as Luca likes to say. You just have to know how to listen to it. If you’re not sure what your PGT product or addition is telling you, call (626) 657-5396 and we’ll come look. The estimate is free.
