Boral Windows & Doors: The Pasadena Owner’s Guide
We stock and install Boral-compatible windows, door panels, rollers, locks, and weatherstripping for Pasadena homes, with most replacement parts running $180 – $680 installed depending on the piece. A complete window replacement on a Boral-fitted home in Pasadena typically falls between $4,500 and $15,000 depending on opening count and glass spec. You usually discover a failed part the same way: a sliding door starts grinding mid-track, a lock binds and the key won’t turn, or a double-hung window stops staying up on its own. That’s the part telling you it’s done. As Luca Romano puts it, “The work tells you everything. You just have to know how to listen to it.”
Which Boral Models This Applies To
Boral’s window and door lines rotate through a few recurring series names, mostly sold through builder supply houses in Southern California: the Vantage, Timberline, and Series 2000 lines are the ones we see most often in Pasadena tracts from the 1990s forward. The quickest way to identify what you have is to read the label etched into the glass corner or stamped on the top edge of the panel or sash. Two gotchas worth knowing before you order parts blind: first, Boral used different roller assemblies between single-panel and bi-folding door setups, and the roller offsets are not interchangeable, even when the tracks look identical. Second, the stile widths changed mid-production on some Vinyl Series 2000 models, which means a replacement sash from a later run will bind in an older frame by about a quarter inch. Measure the visible glass, then the full sash width, and call us before you buy a generic from a supply site. We’ll match it to the right run.

Signs Your Boral Windows & Doors Are Failing
- Door scrapes or grinds when you slide it. The roller wheels have flat-spotted or the bearing has seized. Boral’s rollers wear out faster than the track, and Pasadena’s dry, dusty air speeds that up by grinding grit into the bearing. Running it longer scores the track, which turns a cheap roller swap into a full track replacement.
- Window drops or won’t stay up. The sash balance springs have fatigued. On Boral double-hungs, the balance cartridge lives inside the jamb and gives up after roughly ten to fifteen years in California sun. When one side fails, the sash cocks and stress-loads the other side until it fails too.
- Lock won’t turn or the deadbolt half-throws. The lock body has stripped internally or the door panel has settled enough that the strike plate no longer lines up. Boral’s multi-point locks are nice when they work, but the connecting rods are the weak link: they bind, then someone forces the handle and bends them.
- Draft or visible light around the panel edges. The weatherstripping has compressed or the adjustable threshold has bottomed out. Older Boral doors use a wool-pile strip that flattens permanently in heat, and once it’s flat, the door leaks air no matter how much you adjust the rollers.
- Condensation or fog between the panes. The sealed double-glaze unit has failed and the argon or air fill is gone. This is not a cosmetic issue. Once the seal goes on a Pasadena west-facing window, the unit keeps working thermally for a while, then starts degrading until the glass needs full replacement.

AfterReplacement Cost & What’s Included

Installed pricing in Pasadena runs in a clear range, and you should not have to call just to get a ballpark. Here’s the structure:
- Roller assemblies and track hardware: $180 – $340 per door, parts and labor included.
- Locks, handles, and multi-point mechanisms: $220 – $650 depending on the lock body and whether we’re matching an aged finish.
- Weatherstripping and threshold replacement: $180 – $480 for a full door perimeter.
- Insulated glass unit replacement: $350 – $900 per sash, glass only, installed.
- Full Boral window or door replacement: $4,500 – $15,000 for a Pasadena home, driven by opening count, glass package, and whether the existing frames are salvageable.
Every quote is a written price before work starts, and the number on the invoice is the number you approved. No change orders hiding in the truck. Our work carries the 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, on every job.
DIY or Call Us?
Most of this is not electrically dangerous, but it can absolutely hurt you in a more boring way: a Boral sliding door panel weighs anywhere from 120 to 200 pounds, and the moment you pop it out of the track without controlling the weight, it can fold you in half. We tell people the same thing every time: if you can see a loose screw or you just need to vacuum the track, that’s yours. The minute you’re lifting a panel, pulling a balance cartridge, or fighting a stuck lock, call us. We send background-checked, uniformed technicians, you get a live arrival time before we show up, and the work is quoted before a single tool comes out. That’s (626) 657-5396.
FAQs

Frames can last 20 to 30 years here, but moving parts like rollers, balances, and weatherstripping typically need replacement around the 10 to 15 year mark, faster on west-facing walls where Pasadena sun does the most damage. Glass units start losing their seal in the same window, sometimes sooner. Call (626) 657-5396 and we’ll tell you if the frame is worth keeping or if replacement is the cheaper long-term move.
Rollers, locks, and weatherstripping are almost always replace, not repair: the parts are not designed to be rebuilt. A bent multi-point lock rod can sometimes be straightened, but the labor typically costs more than a new assembly. The honest answer is that if we can save you money by repairing, we will, and if replacement is cheaper over five years, we’ll tell you that too. Estimates are free.
Most single-panel parts jobs, like a roller swap or lock replacement, take 45 minutes to an hour once we’re on site. A glass unit replacement runs about half a day because the new unit needs to be set, sealed, and cured before we consider the job done. We’ll give you a written time expectation with your quote, and you’ll get photo updates before and after.
We keep the most-failed Boral pieces stocked on the truck in Pasadena: roller assemblies for the common single-panel and bi-fold doors, standard balance cartridges, lock bodies, and universal weatherstripping profiles. If your part is a rare stile width or a discontinued lock finish, we order it from our local supply partners, and we’ll show you the cost before you commit. We also carry parts for KraftMaid, Cambria, and Silestone products, so if your Boral door sits next to a KraftMaid cabinet, we can often handle both on the same visit.
